Chateau duplicating Heavenly Village retailers

While retail was supposed to open at the Chateau on July 1, that date has been pushed back to at least mid-July. Construction is still going on and all the storefronts have not been leased.

So far, the tenants are the same as what’s across the street at Heavenly Village. Powder House and Up Shirt Creek are each taking two units in the new center that fronts Highway 50 near the state line in South Lake Tahoe.

Those are the only two companies to take out applications for interior tenant improvements with the city.

The other known occupant is McP’s, which was the plan for the last seven year. Only now the restaurant will be much bigger and is also slated to in part be a nightclub.

No company has taken out sign permits, according to city officials.

Lew Feldman, who represents the owners of the Chateau, did not return a phone call. So, the exact date when stores will open is not known, nor is it known what else will go in at the site.

    I have been told that Powder House has 4 or 5 locations there. I would not be surprised if Vail takes a couple of spots as they have closed their locations in Harrahs and Harveys.
    Tahoe advocate what has change is that it is a much nicer building

    Um Ad. The old “shops” that were torn down were in a state of decay and neglect; fust like most of the Stateline Casinos now. At least the Sahara/Horizon is getting a much needed facelift.

    Well, “surprise, surprise, surprise” as Jim Nabors used to say when he played “Goober” on tv.
    As predicted, by yours truly, it’s gonna be t shirt shops and who knows what else. A coffee shop that sells lattes for 10 or 20 bucks?
    I think McP’s will do just fine as they have good food and great people working there. Take it from me, McP’s will do well in their new digs. Congrats to Mc P’s!!!
    As for the other un-rented properties… well, good luck! Last time I was there , there was no available parking other than street side on the side roads. How long will Harrahs / Harveys put up with letting people park in their lots but not spend money in there casinos?
    I wish the “Chateau” the best of luck , but it seems you’re getting off to a rocky start. Hope it all works out okay for eveyone! OLS

    I’m sure they’ll do fine, as occupancy is so high across the street that there’s a waiting list for retail space.

    Town sure does seem busy though! Thanks to tahoecufa.com for bringing in so many visitors! Which of the chambers of commerce hired the consultant who came up with that idea?

    I’m surprised it’s affordable for any new business. It’s definitely a tourist shopping location. I just hope they don’t sit empty like other S.L.T. locations, but am happy it’s at least getting completed.

    OLS There is parking in back, plus there is parking where MCP s was, Maybe they plan on enlarging it since they tore down McPs and the old Motel this week.

    OLS, George Lindsey played Goober Pyle. Jim Nabors was Gomer Pyle USMC. Just setting the record straight.
    Rock4, have you seen the upgrades that Harrahs/Harvey’s have put in? New carpet, new escalators, new slot machines?
    Things at Stateline are slowly starting to improve sight wise from the war zone look the “Hole” was giving off. As for new retail, whatever goes in to that area will have to be “tourist trap” type stores. Personally, I miss the gas station that was in the back.
    When it’s all said and done I hope we will all be able to look at the area and say “Shazam!”.

    Haddi, you’re right it WAS Gomer! I didn’t realize my mistake untill it was too late to edit my comment.
    Jim Nabors was in a parade here on HWY 50 riding in the back of a convertible. He was performing at Harrah’s at the time (sorry,I don’t remember the year)and he was waving to the crowd. I ran up to the car and got his autograph which I later sold to my sister for 3 dollars. I’ll have to ask her if she’s still got it.

    the units are not rented because the asking rent and CAM fees are way beyond what most any retail operations can sustain in a two season business environment. Not to mention one of the seasons will always be subject to periodic lack of sales due to lack of snow and the typically required personal guarantees on your lease (In other words even if you business has to file bankruptcy, your personal assets are at risk for the terms of your lease!). You add that to build out cost, and unless you are selling something with fantastic mark up, you are going to go the way of all the folks that first moved into the Marriott stores. This is why you see such places filled mostly with cheap t-shirt shops, tourist trinkets made in Asia, clothing that is difficult to make cost comparisons on, and restaurants.

    Let’s settle for business as usual! Nothing to see here, folks! Keep moving…

    Let’s all hope that the owners of the Horizon can turn that property in to something that will attract additional visitors and not just take from the other businesses… something like a HARD ROCK HOTEL & CASINO with an actual OUTDOOR EVENT CENTER out back (instead of a stage in a parking lot).

    Oh and ‘hi’ to all of you shills for our local govt who hide behind several aliases in these comments sections.

    Intresting to read that they wouldn’t return phone calls. I had a client who was interested in leasing there. My five calls to the number on the banner went unanswered… My client was not impressed. Are they afraid to pay a commisssion? Just bad business if you ask me…

    Maybe its time for the city council to get down to the basics. Start enforcing codes that allow businesses to operate when they don’t comply, create new codes that punish businesses that look like crap, really get on the vacation rentals that are not in line with the ordinances, come down hard on multi-unit apartment dwellings and houses that look like garbage dumps, and stop spending $$ on business street improvements like Harrison Avenue unless the affected businesses agree to fix themselves up. Nice street and sidewalks but those building look like trash. A pig is still a pig and dressing it up in new clothes still has it looking like a pigsty.

    Tough choices ahead but its time we clean this town up so people will want to invest here. Its obvious no high-end business want to be in the chateau because they are wondering where the revenues will come from. You would think with that location they would be waiting in line. I guess they don’t see the affluent clientele they need to pay the rent. I appreciate Owens investing in the area and partially cleaning up the “hole” but I question their business acumen in spending the $$. Same point for the Horizon and The Landing, thanks for investing but are you crazy? Where are you going to get the new revenues you will need?

    And yes I am business friendly but quite frankly most of our business are barely surviving and most of us locals don’t own businesses. So I am fine with a bunch of them closing up so we can clean our town up and attract new businesses that are not living in the past.

    The Tahoe CUFA Soccer tournament was started by our Local AYSO (American Youth Soccer Organization) back in the 80’s or early 90’s. Not sure who came up with the name, but I can assure you that the City and Chamber of Commerce were not involved. The tournament is now being run by the Tahoe Soccer Foundation to raise money for our local recreational and competitive youth soccer programs. We had 136 teams participate this past weekend with about 2,000 participants. Our guess is a minimum of 4,000 people came to town including their families and coaches. We turned down over 70 teams because we didn’t have enough fields to accommodate any more kids.

    Maybe our city council, with their far-reaching vision, could have the Ta’ho’South subsidize some family friendly community based businesses. Maybe a Hooters franchise, a strip club, and another tattoo parlor. Oh, yeah we could use another Asian Massage joint too. All part of that ‘unique’ Ta’hoSouth experience visitors have come to know and cherish. Next stop, Meyers!

    Has the developer asked for permission to replace the original cedar siding with a ‘pegboard’ upgrade?

    Had dit up. No, I have not noticed new slots, carpet or escalators. Harrahs looks pretty much the same from the back door entrance to me. Harvey’s does try to keep clean.

    Humm. “Hooters franchise, a strip club, and another tattoo parlor?” I think you are confusing Stateline Nevada with South Lake Tahoe California. Meyers is stuck neutral and going no-where.

    hmmm it is doubtfull that the LTVA will give any money to subsidize new businesses. The city council does not really have any control over the ltva about as much as they have over the trpa. if they even tried their funding would dry up real quick.

    Thank you for sharing something really positive that is taking place in our community which our locals and a local organization are doing that helps our economy and attracts a decent crowd of people. It seems like a lot of this really good stuff doesn’t get the kind of attention it should and for that I’m really sorry.

    I’ve taken a recent interest in what’s happening with the City’s Recreation Commission and the Recreation Master Plan that’s being developed and think what’s happening with recreation in our town is impressive and becoming fairly exciting. I’m finally now beginning to recognize how the recreation aficionados have slowly but steadily worked to build this industry and I think it’s poised to take off in an even bigger way. Congratulations to all of you that have probably worked tirelessly and without a lot of fanfare, and thank you for all your efforts.
