Letter: Questioning EDC zoning changes
To the community,
I’m wondering if Tahoe residents have been well informed about the El Dorado County General Plan and zoning changes in progress and how they might be impacted.
I’m from the west county and just recently discovered that 14,500 of the 37,000 parcels being changed are in Tahoe. We are told they are name changes only for alignment with the county’s zone district names. While I’m sure that is generally true, there are anomalies similar to what we’ve found in our area.
People up there need to know that the county is not going to inform them of changes as they would in the typical rezone process; it is up to residents to look into it themselves. Some of us here in the west county have had big surprises.

Yes Lou, she is. I just checked and my parcel is included. You can click on the link and input your parcel number to see if it is part of the re-zoning.
My property is going from TR1 to R1.
Ours are not listed, we live in the city.

I just called the County. According to Shawna Purvines, Principal Planner for El Dorado County, the change in zoning designation here in Tahoe is being proposed simply to create consistency between zoning designations here at Tahoe and the West Slope (currently there are two designations for the exact same use). According to Purvines, the proposed change will have no affect on how one might use their property.
Passion4: there is no change if you have a ‘TR1’ parcel rezoned to ‘R1’. But TR1 changed to FR (Forest Resources to encourage timber production), or to RF(Recreational Facilities), is indeed a change of use, and you will want to see if parcels adjacent to you might have that change occurring, and what it means. (…Shawna should have told you that.)
Ellen, each person needs to do their own due diligence relative to their own parcel, and I encourage people to do so.
Just so I don’t sound like a totally crazed person, here’s an example of a TR1 changing to FR – plug in APN 01603124 (..the map link does not show up easily on my monitor, but I see now it is accessed under “here is the link”). In the typical rezone process, the neighbors would be notified, but that’s not being done with this update, so people just aren’t aware anything is changing.
Oh That’s GREAT – The EDC is continuing to make important changes for us behind closed doors and without a vote. Supervisor Novasel probably can’t represent us because she’s been rendered “useless” due to her land holdings in EDC.
