2 businesses not open at S. Tahoe Y because of landlords

Landlords are holding up the opening of the new gas station at the Y in South Lake Tahoe as well as the T.J. Maxx store.

While improvements to both buildings are nearly complete, the tenants are not allowed to open their doors.

The issue with the gas station – which is owned by Raley’s – is one of the driveways is on a separate parcel. The smaller parcel, where the station is, has one owner and the main shopping center is land owned by someone else.

Even though Seven Springs, which owns the center, has Raley’s the grocery store as its anchor tenant, it is not playing nice. Seven Springs wants $10,000 a month from the gas station to allow people to use the right-of-way.

The South Lake Tahoe Planning Commission is expected to discuss the driveway configuration at its April 12 meeting.

Kitty corner to this land dispute is the issue with whether T.J. Maxx will ever move in.

The store, which wants to open, is still fine-tuning things with the property owners.

The tenant permit is ready to go. All they have to do is pick it up from the city. The city has also approved the sign application.

    Who from Raley’s forgot to get something in writing from the landlord or did the city somehow make a mistake? It will be interesting to learn the details especially given that Raley’s already built the structure.

    Same with TJ Maxx. All those improvements with nothing in writing. Really? Again was it the landlord, TJ Maxx or the city.

    I hope this wasn’t all handshakes and promises versus a written contract.I really have to question the business acumen of these entities. I have no sympathy for any of them if they can’t get a written deal right. Maybe it was the same lawyers who negotiated the “hole”.

    In the current weak local economic conditions, landlords in South Lake Tahoe are in no position to be demanding extortion-like payments from reliable and stable tenants like Raley’s and TJ Maxx. Instead, they should be welcoming them with open arms and trying their best to ensure their successful tenancy.

    Here we go again! Doesn’t anyone pay attention to these details? Perhaps the city can pay a negotiator thousands of dollars to make right what should have happened long ago? I have heard many horror stories of greedy off the hill landlords keeping us from improving and growing our city. Hopefully TJ Max won’t be run off because we cant seem to pull our feet from the mud? If Raleys has to pay the $10K ransom guess who will get the bill in the end?

    The issue with the driveway should be no surprise to anyone who had done their due-diligence. There have been title issues with that property that have been well known by any title or escrow officer for many many years. Any tenant who is serious about leasing from a landlord needs to check ALL the facts prior to investing their time and money. Wonder where their attorney is???

    You would be surprised how often these types of issues occur in Tahoe.

    Not sure if the parties involved get distracted by all the TRPA BS or they are hung over from the clubs.

    Raleys should reconfigure the driveway and tell the landlord to stuff it. $10,000/month would go a long ways towards a new driveway.

    But why would Raleys put in that new building without working out a right of way? You’d think the landlord would want better traffic and more business to their “mall” since that means more tenants…would serve them right if the driveway was just reconfigured.
